How much is the commission of the real estate agent and brokers?

And who's paying for it? These are the questions we answer most often.

Let's take a look at how estate agent remuneration works for property sales. Who pays it and what is the amount of the fee? This topic often raises discussions among professionals and the general public. It is important to understand when the commission is paid, what is a fair amount of this remuneration and how it is usually conceived.

A real estate agent usually only asks for a commission if the property is sold successfully, which is called a "success fee". If the sale does not take place, the agency will incur a loss and it can be a significant amount up to tens of thousands of crowns.

Does the buyer or the seller pay the commission?

When selling a property, questions are asked about who pays for the estate agent's services and who are the estate agent's clients. Sellers and buyers want to close the deal, but their interests are different. The broker focuses on the interests of the client who is paying him, and it is usually the seller. The broker tries to get the highest price for the seller and invests in preparing the property for sale, organising tenders with interested parties and presenting offers at a high level. It is a job for which the broker is paid - by the seller. The opposite is the case if the broker is working for the buying party with whom they have contracted to search for the property.

What is the amount of commission for real estate agency services? How much do real estate services cost?

Let's now talk about how the commission is determined and at what level. In principle, commission can be set as a percentage of the purchase price or as a fixed amount. Personally, I prefer the first option as it is obvious how the commission will be affected by changes in the purchase price during negotiations.

Determining the amount of commission is a complicated subject and it is not possible to create an exact price list. However, if we have to give a specific number, we can say that in the area of Prague, Central Bohemia and Pilsen the commission is between 3 and 6 % of the purchase price. However, each transaction is different, each broker works in a different way and invests different funds in each transaction. However, the statistics clearly show the high benefit a quality broker can have in a sale.

The services of a quality real estate agent are worthwhile

In 2021 we were approached by a couple who wanted to sell their house in Horní Počernice. The house consisted of a commercial space on the ground floor, an apartment on the 2nd floor and a garage. Our normal valuation using price maps and completed sales in the area showed that the price should be 13 - 14 mil. CZK, which matched the sellers' expectations and they were willing to sign a brokerage contract at this price.

However, the broker who handled the sale came up with the idea to split the house into two units (a non-residential unit on the ground floor and an apartment on the first floor) and sell each unit separately. Thanks to this idea, we were able to raise almost 4 million for our clients. CZK more.

We know that many other brokers would not make such a move. While it was a lot of extra work for us, we believe it is this added value as a broker that makes us happy. It's true that we are about one percentage point more expensive than most of our competitors, but our clients still make money because of us.
