What are your options as a landlord?
The most common problem tends to be non-payment of rent. If the tenant owes rent for more than three months, this is grounds for immediate statements without notice. However, the notice must be in writing and contain clear reasons and a statement of defence.
Other testimony variations:

serious violations of the house rules,

subletting without consent.
How to evict - the legal way
Even after the notice is served, the tenant may refuse to leave. In this case, it is necessary to:

File a lawsuit to evict the apartment.

Wait for the court's decision.

Alternatively, ask for foreclosure - the eviction is carried out by the bailiff.
⚠️ Spontaneous eviction (e.g. changing locks) is illegal and it can backfire on you.
