  • A family house is a building designed for family living

  • More than half of the living area must be used for housing

  • There must not be more than 3 separate dwelling units in a family house

What is a family house?

What do you imagine when you hear the word "family house"? A detached dwelling for one or more generations of families? You are not far from the truth. Maybe you've never thought about it, maybe it seems obvious to you, but even the family house as such is defined by a precise standard. According to ČNS 73 401, a family house is a building in which at least half of the living area and rooms are intended for living, and has at most one underground and two above-ground floors and an attic. It shall also not contain more than three separate dwellings.

A family house is defined by the following criteria:

  • Number of housing units

  • Number of floors

  • Percentage of living area

It follows that if you increase the number of units in your house or add a storey, you will fall into the category of apartment buildings and vice versa.

Types of houses:

But the definition is not the end of the issue of family houses. We can categorize them according to the following criteria: 

According to the urban composition detached, terraced, terraced, atrium, semi-detached, four-house. This aspect includes, for example, the size of the plot, the size of the infrastructure, the proximity of neighbours, etc.

According to the position in the urban structure these are rural, urban and suburban houses. They differ mainly in size, layout and architecture. Simply because people in villages used to have and have different demands and requirements for housing.

By type of use we distinguish between residential and multifunctional family houses. As the name suggests, residential houses serve only for living, while multifunctional houses have more than one purpose. For example, you will find surgeries, offices, stables, etc.

Ownership of a family house

It is usually assumed that the property is owned by one owner. And even if there are three apartments in it. Therefore, it is not possible to divide it into separate housing units in the Land Registry and if the house should be owned by more than one owner, this is always done in the form of co-ownership.
