Along with the lease, the sublease automatically ends and cannot be extended independently. In the case of a sublease agreement, it is possible to give notice without giving any reason, which is its main disadvantage. Do you know the difference between a lease, a sublease and a tenancy?<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"has_eae_slider elementor-element elementor-element-16fdb1b e-flex e-con-boxed e-con e-parent\" data-id=\"16fdb1b\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t\t<div class=\"e-con-inner\">\n\t\t\t\t<div class=\"elementor-element elementor-element-4b66c23 elementor-widget elementor-widget-heading\" data-id=\"4b66c23\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Reasons for termination of the lease by the tenant:<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-e89ec76 elementor-widget elementor-widget-text-editor\" data-id=\"e89ec76\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<ul style=\"text-align: left;\"><li><p><strong>Without giving reasons (indefinite period):<\/strong><br \/>The tenant may terminate the lease for an indefinite period without having to give a reason (\u00a7 2231). A three-month notice period applies.<\/p><\/li><li><p><strong>Change in personal circumstances (fixed term):<\/strong><br \/>If there is a change in personal circumstances that makes it unreasonable to continue the tenancy, a fixed-term tenancy can be terminated (\u00a7 2287). A three-month notice period also applies here.<\/p><\/li><li><p><strong>Property unusable for living:<\/strong><br \/>If the property is uninhabitable, or if the landlord fails to remedy the defects within a reasonable time, the tenant may terminate the lease immediately (Sections 2227 and 2266).<\/p><\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"has_eae_slider elementor-element elementor-element-2e710f9 e-flex e-con-boxed e-con e-parent\" data-id=\"2e710f9\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t\t<div class=\"e-con-inner\">\n\t\t\t\t<div class=\"elementor-element elementor-element-66ab59a elementor-widget elementor-widget-heading\" data-id=\"66ab59a\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Reasons for termination of the lease by the landlord:<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-d7c10b3 elementor-widget elementor-widget-text-editor\" data-id=\"d7c10b3\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<div class=\"flex-shrink-0 flex flex-col relative items-end\"><div class=\"pt-0.5 juice:pt-0\" style=\"text-align: left;\"><div class=\"gizmo-bot-avatar flex h-6 w-6 items-center justify-center overflow-hidden rounded-full juice:h-8 juice:w-8\"><div class=\"relative p-1 rounded-sm flex items-center justify-center bg-token-main-surface-primary text-token-text-primary h-8 w-8\"><ul><li><p><strong>The landlord needs the property:<\/strong><br \/>An indefinite lease can be terminated if the landlord needs the apartment for himself or his relatives (\u00a7 2288). A three-month notice period applies.<\/p><\/li><li><p><strong>Serious breach of the lease by the tenant (\u00a7 2291):<\/strong><\/p><ul><li>Non-payment of rent and utilities for at least three months.<\/li><li>Damage to the apartment or house.<\/li><li>Harassment or damage to the property of the landlord or other persons in the house.<\/li><li>Unauthorised use of the flat or change of use.<\/li><\/ul><p><strong>Procedure:<\/strong> The landlord must first notify the tenant in writing and invite the tenant to remedy the situation.
