Pokud kupujete byt pro sebe, nemus\u00edte m\u00edt obavy \u2014 pravidla pro vlastn\u00ed bydlen\u00ed z\u016fst\u00e1vaj\u00ed beze zm\u011bny. Ceny reziden\u010dn\u00edch nemovitost\u00ed rostly dvoucifern\u00fdm tempem a \u010d\u00edm d\u00e1l v\u011bt\u0161\u00ed \u010d\u00e1st nov\u00fdch hypot\u00e9k sm\u011b\u0159ovala nikoli na vlastn\u00ed bydlen\u00ed, ale na n\u00e1kup byt\u016f za \u00fa\u010delem pron\u00e1jmu nebo jako \u010dist\u011b spekulativn\u00ed investice.<\/p><p>Podle dat Ministerstva pro m\u00edstn\u00ed rozvoj se v \u010desk\u00fdch bytov\u00fdch domech nach\u00e1z\u00ed p\u0159ibli\u017en\u011b 200 tis\u00edc byt\u016f, kde nen\u00ed nikdo p\u0159ihl\u00e1\u0161en k trval\u00e9mu pobytu a kde je minim\u00e1ln\u00ed spot\u0159eba energie \u2014 tedy byty, kter\u00e9 neslou\u017e\u00ed ani majitel\u016fm, ani n\u00e1jemn\u00edk\u016fm. Jen v Praze jde o odhadem 95 tis\u00edc jednotek. P\u0159i nov\u00e9m limitu 70 % plat\u00ed jednoduch\u00e9 pravidlo: na ka\u017ed\u00fd byt mus\u00edte m\u00edt p\u0159ipraveno minim\u00e1ln\u011b 30 % kupn\u00ed ceny z vlastn\u00edch zdroj\u016f.<\/p><p style=\"text-align: left;\">U bytu za\u00a0<strong>3 000 000 K\u010d<\/strong>\u00a0banka p\u016fj\u010d\u00ed maxim\u00e1ln\u011b 2 100 000 K\u010d \u2014 vlastn\u00ed zdroje mus\u00ed \u010dinit alespo\u0148 900 000 K\u010d. U bytu za\u00a0<strong>5 000 000 K\u010d<\/strong>\u00a0je maximum \u00fav\u011bru 3 500 000 K\u010d a vy mus\u00edte p\u0159in\u00e9st 1 500 000 K\u010d z vlastn\u00ed kapsy. U bytu za\u00a0<strong>8 000 000 K\u010d<\/strong>\u00a0banka pokryje nejv\u00fd\u0161e 5 600 000 K\u010d a zb\u00fdvaj\u00edc\u00ed 2 400 000 K\u010d mus\u00edte m\u00edt p\u0159ipraveny sami.<\/p><p style=\"text-align: left;\">D\u0159\u00edve sta\u010dilo m\u00edt 20 % \u2014 nov\u00fd po\u017eadavek 30 % znamen\u00e1, \u017ee na stejn\u011b drah\u00fd byt pot\u0159ebujete o 500 000 K\u010d v\u00edce hotovosti (u bytu za 5 milion\u016f).
